AEQUITY

Terms of Use

Effective 20 August 2026 · Last updated 10 September 2026

These terms govern your use of offer.aequity.io, operated by KMAA Holdings, LLC d/b/a AEQUITY ("AEQUITY", "we", "us"). By using the valuation tool you accept them. If you do not accept them, do not use the tool.

1. What this tool is, and what it is not

The figures the tool produces are a market evaluation. They are not an appraisal, and they are not an offer to purchase.

An appraisal is a regulated opinion of value prepared by a licensed appraiser who has inspected the property. This tool is not that, does not claim to be that, and must not be relied on as that for lending, tax, divorce, probate, insurance or litigation purposes.

The numbers are calculated from public records, comparable sales data, and the condition information you type in. They are conditional on that information being accurate and on what we find if we inspect the property. A binding price exists only in a written purchase agreement signed by both parties. Nothing on this website, in an email from us, or in a text message from us creates a binding obligation to buy or sell.

2. Who may use it

You must be at least 18 and either the owner of the property you are asking about or authorised to act for the owner. Do not submit an address you have no connection to.

3. Our role in a transaction

AEQUITY may purchase your property directly as a principal for its own account. When AEQUITY buys as a principal it is acting in its own interest, not as your agent, and we will tell you in writing which role applies before you sign anything.

Where you choose to list the property on the MLS, that listing is provided by Ashdon Realty, a licensed Florida real estate brokerage, and your listing agreement for that option would be with Ashdon Realty rather than with AEQUITY.

If your property is already listed with another broker, this is not a solicitation to break that listing. Please refer this to your agent.

4. The information you give us

You are responsible for the accuracy of what you enter, including the condition grades and any issues you disclose or fail to disclose. A valuation built on wrong inputs will be wrong, and we may withdraw or revise any figure once we see the property. Deliberately misrepresenting a property's condition may also carry consequences under Florida law independent of these terms.

Photographs

By uploading photographs you confirm you own them or have permission to use them, and you grant AEQUITY a non-exclusive licence to use them for the purpose of evaluating, and if applicable marketing and transacting on, that property. You keep ownership. We do not use your photographs to train machine learning models, and we do not license them to anyone else. See the Privacy Policy for how long we keep them.

5. Contact you have agreed to

Submitting the form lets us email you about your valuation. Text messages require the separate consent box, and consent to texts is not a condition of any purchase or sale. You can stop either channel at any time: reply STOP to a text, or email admin@aequity.io. Full detail is in the Privacy Policy.

6. Acceptable use

7. Intellectual property

The site, its text, its condition-grading imagery, and the underlying valuation method are the property of AEQUITY. You may use the valuation we produce for your own decision about your own property. Nothing here transfers any other right.

8. Third-party links and services

We rely on outside services and public data sources listed in the Privacy Policy. We are not responsible for their content or availability, and public record data may itself be inaccurate or out of date.

9. Disclaimer

The site and the valuations are provided "as is". To the fullest extent permitted by law we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and accuracy. Real estate values move, and no estimate is a guarantee of what a property will sell for.

10. Limitation of liability

To the fullest extent permitted by Florida law, AEQUITY is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits or lost opportunity, arising from your use of this site or reliance on a figure it produced. Our total liability for any claim relating to the site is limited to one hundred United States dollars (US$100). This limit does not apply to obligations under a signed purchase agreement, which stands on its own terms, and nothing here limits liability that cannot lawfully be limited.

11. Indemnity

You will indemnify AEQUITY against claims arising from information you submitted that you had no right to submit, or from your breach of these terms.

12. Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict of law rules. The exclusive venue for any dispute is the state or federal courts located in Duval County, Florida, and you consent to that jurisdiction.

13. Changes and severability

We may change these terms; the "last updated" date will change with them, and continued use after that means acceptance. If any provision is held unenforceable, the rest stands.
